What services do you offer?

We offer a range of exterior cleaning services for homes, ranches, wineries, commercial properties, HOAs, and local businesses, including:

Are you insured?

Yes. Valley Pressure Washing is insured for the services we provide. We take care to use the right equipment, cleaning methods, and precautions for each surface.

Do you offer free estimates?

Yes. We offer free estimates for most jobs. In many cases, we can provide a ballpark estimate by text if you send photos, the property address, and a description of what you’d like cleaned.

For larger jobs, roof cleaning, commercial properties, or multi-service estimates, an in-person estimate may be recommended.

Pressure Washing & Soft Washing

What is the difference between pressure washing and soft washing?

Pressure washing uses high-pressure water to clean durable surfaces like concrete, driveways, patios, walkways, and some hardscape areas.

Soft washing uses low pressure combined with professional cleaning solutions to safely clean more delicate surfaces like roofs, siding, stucco, painted surfaces, eaves, and exterior walls.

Soft washing is often the better choice when the goal is to remove organic growth, algae, mildew, dirt, spider webs, and staining without damaging the surface.

Do you pressure wash roofs?

No — roofs should generally not be pressure washed.

For roof cleaning, we use a soft wash method. This allows us to treat organic growth, algae, mildew, and buildup without blasting the roof with high pressure. High pressure can damage roofing materials, force water under tiles or shingles, and reduce the life of the roof.

Is soft washing safe for my home?

Yes, when done properly. Soft washing uses low pressure and the appropriate cleaning mix for the surface being cleaned. We also take precautions around landscaping, painted surfaces, windows, outdoor furniture, and other sensitive areas.

Can you clean stucco?

Yes. Stucco should usually be soft washed rather than pressure washed. High pressure can damage stucco, force water into cracks, or leave uneven marks. Soft washing is a safer and more effective option for most stucco homes.

Can you clean painted surfaces?

Yes, but painted surfaces need to be cleaned carefully. We use low pressure and surface-appropriate methods to avoid damaging paint. Older, oxidized, or failing paint may still be vulnerable, so we’ll point out any concerns before cleaning.

Roof Cleaning

Why should I clean my roof?

Roof cleaning helps remove algae, mildew, moss, lichen, dirt, leaf debris, and other organic buildup. Besides improving curb appeal, roof cleaning can help extend the life of the roof and may help address concerns raised by insurance companies regarding visible roof growth or debris.

Can roof cleaning help with homeowners insurance issues?

In some cases, yes. Many homeowners are being asked by insurance companies to address roof debris, moss, algae, overhanging branches, or visible organic growth.

A professional roof soft wash can help improve the appearance and condition of the roof surface. However, we cannot guarantee that cleaning alone will satisfy every insurance company’s requirements. Each insurance carrier has its own guidelines.

What types of roofs do you clean?

We clean many common roof types found throughout the Santa Ynez Valley and Central Coast, including:

Before cleaning, we evaluate the roof condition and determine the safest approach.

Do I need to be home for roof cleaning?

Not always. As long as we have access to the property, water, and the areas being cleaned, you may not need to be home. We’ll coordinate details ahead of time.

Will roof cleaning make my roof look new again?

Roof cleaning can dramatically improve the appearance of a roof, especially when the staining is caused by algae, mildew, moss, or surface buildup. However, cleaning will not repair broken tiles, faded roofing material, permanent staining, or age-related wear.

Gutter Cleaning

When is the best time to clean gutters?

The best time to clean gutters is typically before and after the rainy season, especially in areas with heavy leaf drop, oak trees, pine needles, or wind-blown debris.

For many Santa Ynez Valley homes, gutter cleaning is especially important in the fall and winter before major storms arrive.

How do I know if my gutters need cleaning?

Common signs include:

Do you flush downspouts?

Yes. When appropriate, we check and flush downspouts to help ensure water can flow properly away from the roofline.

Can you include gutter cleaning with other services?

Yes. Gutter cleaning is commonly bundled with roof washing, window washing, house washing, and solar panel cleaning.

Window Washing

Do you clean interior and exterior windows?

Yes. We offer both exterior-only and interior/exterior window washing.

Exterior window washing is popular as a standalone service or as an add-on to roof cleaning, house washing, or gutter cleaning.

Do you clean second-story windows?

Yes. We can clean many second-story windows using ladders or water-fed pole equipment, depending on the property and access.

Do you clean screens and tracks?

Yes, upon request. Screens and tracks can be included in the estimate. If screens are very brittle, damaged, or sun-worn, we’ll handle them carefully and let you know if there are concerns.

How often should windows be cleaned?

Most homeowners benefit from professional window washing two to four times per year, depending on dust, pollen, hard water, coastal air, landscaping, pets, and personal preference.

Businesses, tasting rooms, restaurants, and storefronts may prefer monthly or quarterly service.

Solar Panel Cleaning

Do solar panels really need to be cleaned?

Yes. Dust, pollen, ash, bird droppings, and mineral buildup can reduce solar panel performance. Clean panels are better able to absorb sunlight and operate efficiently.

How do you clean solar panels?

We use a soft brush and filtered water when appropriate. Solar panels should not be blasted with high pressure. Our goal is to clean them safely without damaging the panels, seals, wiring, or roof surface.

How often should solar panels be cleaned?

Most solar panels benefit from cleaning one to two times per year. Properties near agriculture, dirt roads, oak trees, birds, or heavy dust may need cleaning more often.

Can solar panel cleaning be bundled with gutter cleaning or window washing?

Yes. Solar panel cleaning is commonly bundled with gutter cleaning, roof cleaning, and exterior window washing.

Driveways, Patios & Concrete Cleaning

Do you pressure wash driveways and patios?

Yes. We clean driveways, patios, walkways, pool decks, courtyards, and other concrete or hardscape surfaces.

Can you remove oil stains?

We can improve many oil stains, but complete removal depends on how long the oil has been there, how deep it has penetrated, and the condition of the concrete. Fresh stains usually respond better than old, deeply set stains.

Can you remove rust stains?

Some rust stains can be treated, but rust removal often requires specialty chemicals and may be priced separately depending on the severity.

Do you offer concrete sealing?

Yes. Concrete sealing can help protect cleaned concrete from future staining, water intrusion, and wear. It’s a great add-on after driveway, patio, or walkway cleaning.

Pricing & Scheduling

How much does pressure washing cost?

Pricing depends on the size of the job, the surface being cleaned, access, level of buildup, water availability, and whether multiple services are bundled together.

Small jobs may be subject to a minimum service charge. For the most accurate price, send us photos and a brief description of what you’d like cleaned.

Do you have a minimum charge?

Yes. We generally have a minimum service charge for smaller jobs. This helps cover travel time, fuel, equipment setup, insurance, and labor.

Can I bundle multiple services?

Yes. Bundling services is often the best value. Popular combinations include:

How far in advance should I schedule?

Scheduling depends on the season and current workload. During rainy season, fire season cleanup, and spring cleaning season, it’s best to schedule early.

If you need service by a specific date, let us know and we’ll do our best to accommodate.

What forms of payment do you accept?

We accept common forms of payment, including cash, check, and electronic payment options. Payment details can be confirmed when scheduling.

Preparing for Service

Do I need to move patio furniture or outdoor items?

If possible, please move small items, cushions, fragile decor, potted plants, and personal belongings away from the areas being cleaned.

If something is too heavy or difficult to move, let us know ahead of time.

Do you need access to water?

Yes, for most services we need access to an exterior water spigot. If water access is limited, please mention that before scheduling.

Do I need to be home?

Not always. Many exterior cleaning jobs can be completed while you’re away, as long as we have access to the necessary areas and water.

What should I do with pets?

Please keep pets indoors or in a secure area away from the work zone while cleaning is taking place. This helps keep your pets safe and allows us to work efficiently.

Safety & Property Protection

Will your cleaning solutions hurt my plants?

We take precautions to protect landscaping, including pre-wetting, rinsing, and using appropriate methods around sensitive areas. Some plants are more delicate than others, so please let us know if you have any specific concerns.

Can pressure washing damage surfaces?

Yes, if the wrong method is used. That’s why we do not use high pressure on delicate surfaces like roofs, stucco, painted siding, soft wood, or certain older materials.

We choose the cleaning method based on the surface, condition, and type of buildup.

Are there surfaces you won’t clean?

There are some surfaces we may decline to clean if they are too fragile, deteriorated, unsafe to access, or likely to be damaged by cleaning. We’ll let you know if we see any concerns during the estimate.

Commercial & Recurring Services

Do you work with businesses?

Yes. We provide exterior cleaning for restaurants, tasting rooms, wineries, storefronts, offices, HOAs, rental properties, ranches, and commercial properties.

Do you offer recurring maintenance?

Yes. Recurring cleaning is available for windows, storefronts, patios, walkways, solar panels, gutters, and commercial exterior areas.

Recurring service can be scheduled monthly, quarterly, semi-annually, or seasonally depending on your needs.

Can you provide service for HOAs or property managers?

Yes. We work with homeowners, property managers, HOAs, and real estate professionals. We can provide estimates for individual properties, shared common areas, or multi-property service packages.
